Home Builders in Port Macquarie, From First Sketch to Handover
We're custom home builders in Port Macquarie working right across the Mid North Coast, and we treat custom homes and new builds as one service: first home builds, family upgrades and investment builds all run the same way, with no minimum project value and nobody filtered out. Every home starts from a blank page and is built to your brief, and every build is quoted with the inclusions and exclusions written down before you commit to anything.
Why Homeowners Choose PK4 Projects
Patrick has more than 30 years in the building industry: seven years running his own business in London, then large-scale commercial project management in Sydney, before he chose Port Macquarie in 2016. That's the experience managing your custom build.
More Than 30 Years of Building Experience
Fixed Price Building Contract Before You Sign Anything
We quote every custom build from beginning to end with the inclusions and exclusions written down, and a fixed price building contract wherever the scope allows. You know exactly what you're paying before anything is signed, and the incentive to finish the project efficiently sits with us rather than with you.
One Point of Contact, from First Site Visit to Handover
Patrick visits the site personally before we prepare any quote, and he stays your direct contact through construction rather than handing you across to a salesperson or a coordinator you've never met. You can have updates as often as you want them, including daily, and you're welcome on site any time.
Licensed Builders, from Slab to Handover
We don't rotate through new subcontractors. The tradespeople on site at the start of your build are the same ones who finish it, led by site foremen who are licensed builders with more than 25 years of experience each. By the time your frame goes up, everyone on site has worked together on jobs like yours before.
What a PK4 Custom Home Build Covers
Below is the kind of work a custom build with us covers. It's a guide to scope rather than a fixed checklist of inclusions.
We build fully custom, one-off homes. Plans can come from three places: our in-house draftsmen and designers, your own architect or designer wherever they're based, or from scratch if you haven't got that far yet. Council approvals, engineering and product selections are all coordinated as part of the service, so you're not chasing separate people for separate pieces of the same job.
Custom Homes, From Your Plans or Ours
New Home Builders in Port Macquarie: First Homes to Family Upgrades
Whether it's a first home, a family upgrade or an investment property, we manage the full sequence from concept to completion with the trades coordinated in-house. One point of contact and one process, whatever the budget or the build type. If your project is a standalone granny flat, our granny flats page covers that scope on its own.
Building on a sloping or coastal block needs engineering input from the start, not as a late addition to the quote. We assess the site, the slope, the coastal exposure and the drainage early, so the engineering requirements, the pricing and the council approvals are all clear before anything is signed.

Bushfire-affected land and geologically difficult ground both carry real cost, so it pays to know early. Patrick works alongside the same report writers around Port Macquarie week in and week out, and he has a good working knowledge of how blocks in the area tend to be classified. He'll tell you at the site-visit what your block is likely to require and what that means for your budget. The formal flood, bushfire and geotechnical reports carry a cost of their own, so we arrange those once the contract is signed rather than asking you to pay for reports before you've decided to build.
Every project is different, which is why every custom build is quoted individually. Your quotation sets out exactly what's included and what isn't, in detail, before you sign anything.
Building on a Sloping or Coastal Block
Why the Contract You Sign Matters More Than the Quote You Receive
Two builders can quote the same home at a similar number and leave you in completely different positions. The difference is the contract sitting underneath the quote.
What a Fixed Price Actually Does
A fixed price building contract documents the scope, the inclusions and the exclusions before any work begins. Once it's signed, the price is the price, and the financial incentive to finish efficiently and on time sits with the builder. Where the scope has been investigated properly at the site visit stage, there are no surprises waiting.
How Cost Plus Works, and Who It Suits
Under a cost plus arrangement you pay the builder's actual costs plus an agreed margin, which means there's no structural incentive for them to move quickly. A longer job with more people on site is not the builder's problem. And if the scope wasn't investigated thoroughly before the quote was prepared, you find out what's missing mid build, when your negotiating position is at its weakest.
Most Budget Blowouts Are Variations, Not Surprises
They're charges for work you assumed was included but that was never written down. Nothing went wrong on site. It was simply never in the quote to begin with.
The question worth asking any builder before you sign is simply, show me the inclusions and exclusions in writing. Our quotation answers that before you ask it.
When Cost Plus Is the Honest Answer
It is the right structure for some projects, where the full scope genuinely can't be pinned down upfront, a site with real unknowns below ground for instance. Most standard custom and new home builds can be fully scoped and fixed priced if the builder puts the time in at the assessment stage. That's exactly why Patrick's process starts with a thorough site visit.

How a PK4 Custom Home Build Works
The process is the same on every project. No shortcuts, and no moving to the next step before the current one is properly done.
1. Initial Consultation
We start by talking through what you want to achieve: the vision, how you want to live in the house, the budget and the goals behind it. You'll get honest advice from the outset, including whether the approach you have in mind is really the best one for your brief.
2. Site Visit & Feasibility
Patrick visits your site personally to assess the opportunities, the constraints and the best approach for your project. Slope, coastal exposure, drainage, likely bushfire or geotechnical requirements and council requirements all get worked through before the quote is prepared. This is the step that makes a fixed price building contract possible.
3. Detailed Quotation
Free, written, with the inclusions and exclusions set out clearly. Not a ballpark range with TBCs scattered through it, but a document you can read, question and compare line by line.
4. Quote Acceptance & Contract Signed
Once you're satisfied with the quotation, a fixed price contract is signed where the scope allows. No work begins until the contract is in place, and the progress payment milestones are set out in it before construction starts.
5. Design, Planning & Selections
We work with your architect or designer, or with our own draftsmen and designers if you don't have plans yet, and we coordinate the council approvals, engineering, certification and product selections from there. Any bushfire, flood or geotechnical reports your block needs are commissioned at this stage, through the report writers we work with around Port Macquarie. You're welcome to a complimentary session with Kristy and our suppliers to settle colours, materials and fixtures. Making those choices early keeps the build on schedule.
6. Construction, Handover & Warranty
Construction is managed by Patrick and our licensed site foremen, coordinating trades and materials to keep the project moving. On completion we carry out a thorough inspection and walk the finished home through with you before handing over the keys. Statutory warranties, a defects maintenance period and our ongoing support follow, so there's someone to call after you've moved in.
The Experience Behind Every Custom Build
Patrick has been building for more than 30 years. Before bringing PK4 Projects to Port Macquarie, he spent seven years running his own construction business in London, working across Chelsea, Knightsbridge, Kensington and Notting Hill. Returning to Sydney, he managed large-scale commercial projects, including high-rise development in Chatswood and the Qantas A380 Training Centre, where the work included two replica A380 aircraft and three replica airport lounge types built to simulate the real thing. He moved to Port Macquarie in 2016 and founded PK4 Projects.
His foremen carry the same depth. Each holds a current NSW builders licence and more than 25 years of experience, with several of them running their own building businesses on Sydney's Northern Beaches. It's the level of project management you'd expect in the city, from Port Macquarie home builders working across the Mid North Coast.

Custom Home Builders in Port Macquarie & the Mid North Coast
Building in Port Macquarie & Surrounds
The area is growing in two directions at once. The newer estates at Thrumster, Sovereign Hills, Lake Cathie and Sancrox are seeing strong demand for new home builders in Port Macquarie, from first home builds through to family homes and investment properties. At the same time, the older established pockets closer to the CBD and the Hastings River have their own character: narrower blocks, mature streetscapes and a different set of site conditions for a new build. We've built custom built homes across both, and we know what each type of block asks of a builder.
Site Conditions That Shape a Mid North Coast Build
Coastal exposure and salt air, which affects material selection, cladding choices and finish specifications on builds close to the water.
Sloping and elevated blocks, common around the escarpment and river areas, which need engineering input from the outset rather than retrospective fixes.
Low-lying and flood-prone land near the Hastings River, where a flood assessment shapes the design and the floor levels before anything is finalised.
Bushfire-affected land, which brings a bushfire attack level rating and construction requirements that have a real effect on what the build costs.
Geologically difficult ground, where rock, reactive soil or poor bearing capacity drives the footing design and the engineering budget.
Ten years of Port Macquarie builds, together with Patrick's large-scale project management background, means we account for local conditions from the very first site visit. What looks uncomplicated on a land title can look quite different once you're standing on the block.
We work regularly with Sydney clients who are planning a build in Port Macquarie. Patrick has collaborated with architects in London, Sydney and across the Mid North Coast, and he'll work with your own architect wherever they happen to be based.
Ready to Start Your Custom Home?
Every build starts with a site visit from Patrick, not a quote worked up off a set of plans. He assesses your block, gives you honest advice on the best approach, and prepares a written quotation with every inclusion and exclusion set out before you commit, at a fixed price wherever the scope allows. You deal directly with him from that first visit through to handover, and that's the difference worth looking for when you're comparing home builders in Port Macquarie.
Custom Home Builder FAQs
Do I need my own house plans, or can PK4 design them?
Plans can come from three places: our in-house draftsmen and designers, your own architect or draftsperson, or we can help you find the right person if you're not sure where to start. Whichever way you go, the quoting and contract process from that point on is identical.
Can PK4 Projects build on a sloping or coastal block?
Yes. We assess the slope, the coastal exposure and the site conditions before preparing your quote, so the engineering requirements are in the plan and the price from the start. That's what stops slope-related costs appearing halfway through the build.
Does my block need a bushfire, flood or geotechnical report?
It depends on where you're building. Bushfire-affected land and difficult ground conditions both change what a home costs to build, so Patrick raises it at the site visit and tells you what your block is likely to require. The formal reports are prepared by independent specialists we work alongside regularly in Port Macquarie, and they carry a cost, so we commission them once your contract is signed rather than asking you to pay for reports before you've committed to building.
Does PK4 handle council approvals?
Yes. We assess the right approval pathway for your project, whether that's a Complying Development Certificate, which is a faster route, or a full Development Application through council. We then manage the approval process as part of the build, so it isn't something you have to organise yourself.
Is the quote really a fixed price?
Yes, where the scope allows. You get a detailed written quote with clear inclusions and exclusions before the contract is signed, and we'll tell you upfront if something genuinely can't be priced from the outset rather than leaving it as a gap you find later.
How long does a custom home build take?
Build times depend on the design, the site and the approval pathway. Once approvals are in place, a single-storey custom home typically takes around five months and a double-storey build around six. We give you a realistic programme after the site visit and keep you updated as the build progresses.
Will I deal directly with Patrick during my build?
Yes. Patrick visits your site before preparing the quote and stays your direct point of contact throughout construction, supported by our licensed site foremen and project managers. You can have updates as often as you like, including daily, and you're always welcome on site.
Does PK4 use subcontractors or an in-house team?
We work with the same handpicked, licensed builders on every project rather than whoever happens to be free that week. Our site foremen hold current NSW builders licences, so the person running your build is a builder in their own right.
Do you build granny flats as part of a custom home project?
Yes, though standalone granny flats have their own page with the full detail on scope, approval pathways and build times. This page covers custom and new home builds, so if a standalone granny flat is what you're after, our granny flats page is the better place to start.
What areas around Port Macquarie do you build in?
We build across Port Macquarie and the Mid North Coast, including Thrumster, Sovereign Hills, Lake Cathie, Sancrox, Lighthouse Beach, King Creek, Bonny Hills, Wauchope and Telegraph Point, as well as the established areas near the CBD and the Hastings River. Our commercial work extends further afield where the project is a good fit.
