Home Renovations in Port Macquarie, Start to Finish
We take on the full range of home renovations, from a single structural change through to a complete whole-home transformation. We're based in Port Macquarie and work across the Mid North Coast, and we manage every stage ourselves, from the first site visit through to the day you move back in, as your
renovation builders in Port Macquarie. Before anything is signed you'll have a quote with the inclusions and exclusions written out in full, so you can see exactly what you're paying for and what you aren't.
Why Homeowners Choose PK4 Projects
Patrick has more than 30 years in the building industry: seven years running his own business in London on high-specification residential work, then commercial project management in Sydney, before he chose Port Macquarie in 2016. That's the experience managing your renovation
More Than 30 Years of Renovation Experience
Fixed-Price Contracts, Not Cost-Plus Uncertainty
We price every renovation from beginning to end with the inclusions and exclusions written down, and where the scope is fully defined before work starts, the contract is fixed price. You'll have a document you can read line by line and compare against any other quote you're considering, and a number that does not move once it is signed.
Patrick on Your Project, From First Visit to Handover
Patrick visits your home personally before we prepare any quote, and he stays your direct contact right through construction, not a salesperson or a coordinator you've never met. You can have updates as often as you want them, and you're welcome on site any time you'd like to see how things are going.
The Same Handpicked Team, Every Time
We work with the same licensed tradespeople on every renovation, so the team that starts your project is the team that finishes it, led by foremen holding current NSW builders licences with more than 25 years each. On a renovation that counts for more than it does on a new build: the people who open the walls are the people who close them.
What PK4 Renovates
We take on renovations in Port Macquarie and across the Mid North Coast, from light cosmetic upgrades through to a full home renovation that changes how the whole house works. There's no minimum project size, and we'd much rather look at a job and tell you honestly whether we're the right fit than not be asked at all. What follows is the sort of work we take on, not a fixed checklist of inclusions.
Whole-Home & Structural Renovations
We manage full strip-outs and internal rebuilds, structural wall removals for open-plan conversions, second-storey additions tied properly into the existing home, and major floor plan changes involving load-bearing work. We also take on heritage and older-home renovations that need careful material matching, and we manage the council Development Application where the work calls for one. A whole house renovation is where all of this comes together under a single contract.
Kitchen & Living Renovations
Kitchen work is rarely just a kitchen. It usually means taking out walls to bring the kitchen, dining and living areas together, carving out room for a butler's pantry, or reworking the layout completely. We install full new kitchens with custom joinery and cabinetry, and we handle the structural side that lifts a renovation well beyond a cosmetic update.
Bathrooms & Wet Areas
We carry out full strip-outs and refits, waterproof to Australian Standards, and issue the compliance certificates on completion. Whether it's an ensuite, the main bathroom, or several wet areas inside one renovation, we look after everything from demolition through to the final tiling and fixtures. If a bathroom is all you need, our bathroom renovations page covers that scope on its own.
Extensions & Secondary Additions Within a Renovation
When the brief includes more space, we build house extensions as part of the renovation, including single and double-storey additions, along with decks and outdoor living areas, garage conversions and secondary dwellings. Keeping it under one contract means one team, one programme and one point of contact rather than a job split across separate builders. Standalone granny flats have their own page.
Every project is different, so every renovation is quoted individually. Your quotation sets out exactly what's included and what isn't, in detail, before you sign anything.

Why the Contract You Sign Matters More Than the Quote You Receive
Two builders can quote the same renovation at a similar number and leave you in completely different positions. The difference is the contract underneath the quote.
A fixed-price contract documents the scope, the inclusions and the exclusions before any work begins. Once it's signed, the price is the price.
That puts the incentive to finish efficiently and on time on the builder. If the scope was investigated properly at the site visit, there are no surprises waiting for either of us.
What a Fixed Price Actually Does
Why Renovations Carry More Risk Than New Builds
An existing house holds unknowns. A wall might contain services that were never drawn on the plans. Subfloor conditions often only reveal themselves once the floor covering comes up.
That's the risk the contract is really allocating. Under cost-plus, it sits with you.
You pay the builder's actual costs plus an agreed margin. A longer job with more people on site isn't the builder's problem.

And if the scope wasn't investigated thoroughly before the quote, you find out what's missing mid-renovation, when your negotiating position is at its weakest.
How Cost-Plus Works
The one question worth asking any builder: show me the inclusions and exclusions in writing. Our quotation answers that before you ask it.
Most Blowouts Aren't Surprises, They're Variations
They're charges for work you assumed was included but that was never written down. Nothing went wrong on site. It just was never in the quote to begin with.
It's the honest answer for some projects. Complex structural remediation, or heritage work with real unknowns behind the walls, genuinely can't be pinned down upfront.

Most standard residential renovations can be. That's why Patrick's process starts with a thorough site visit. Being a fixed price renovation builder only means something if the scope is nailed down before you sign.

How Our Home Renovation Builders Work
The process is the same on every project. No shortcuts, and no moving to the next step before the current one is properly done.
1. Initial Consultation
We talk through what you're trying to achieve: the scope, how you want to live in the house, the budget and the timeframe. You'll get honest advice from the outset, including whether the approach you have in mind is really the best one for your brief.
2. Site Visit & Assessment
Patrick visits your home personally. Structural conditions, asbestos identification, load-bearing walls, drainage, neighbouring structures and council requirements all get assessed before the quote is prepared. This is the step that makes a fixed-price contract possible.
3. Detailed Quotation
Free, written, with the inclusions and exclusions set out clearly. Not a ballpark range with TBCs scattered through it, but a document you can read, question and compare line by line.
4. Contract, Approvals & Selections
Once you're happy with the quotation, the contract is signed, and we coordinate any council approvals the project needs. We assess whether it requires a Complying Development Certificate or a full Development Application and manage that process for you. You're welcome to a complimentary session with Kristy and our suppliers to settle on colours, tiles, tapware and finishes, the same as we offer on a new home build. Material and finish selections are locked in before construction starts, so the build can run without waiting on decisions.
5. Construction
Our licensed site foremen lead every site, with Patrick visiting throughout and staying your direct contact. You'll hear from us as often as you need, and you're always welcome on site. Trades are coordinated in-house, which avoids the gaps that open up when every tradesperson is scheduling themselves.
6. Completion & Handover
We run our own inspection before inviting you through, and we don't hand over until the work meets our standard, which sits above the minimum code requirement. As a licensed home renovation builder in NSW, we're bound by statutory warranties under the NSW Home Building Act, and we take out NSW Home Building Compensation Fund insurance where the work requires it. A defects maintenance period and our ongoing support follow handover.
The Experience Behind Your Renovation Builders in Port Macquarie
The experience behind a PK4 renovation was built on projects a long way from the Mid North Coast. Patrick has more than 30 years in the industry, including seven years running his own building business in London across Chelsea, Knightsbridge, Kensington and Notting Hill, delivering high-specification residential projects. He then moved into commercial project management in Sydney, taking a high-rise development in Chatswood from the ground up and building the Qantas A380 Training Centre, where the work included two replica A380 aircraft and three replica airport lounge types built to simulate the real thing, before choosing Port Macquarie in 2016.
Our site foremen each hold a current NSW builders licence and each bring more than 25 years of experience, with several of them running their own building businesses on Sydney's Northern Beaches. It's the level of project management you'd expect in the city, brought to renovations on the Mid North Coast.

Ready to Talk About Your Renovation?
If you've got a renovation taking shape, the quickest way forward is a call to Patrick or a quote request. No pressure either way.
Renovating in Port Macquarie: What to Know Before You Start
Port Macquarie has a mix of older homes near the CBD and the Hastings River alongside newer builds in areas like Thrumster and Sovereign Hills. We've worked across both, from heritage cottages needing careful material matching to newer houses being reconfigured for growing families. Ten years of renovating here means we walk into a project knowing what an established Mid North Coast home tends to ask of its home renovation builders.
Port Macquarie's Older Building Stock
A lot of Port Macquarie's housing went up between the 1960s and the 1990s, and plenty of it is prime renovation territory now. Homes from that era often carry conditions worth assessing before any work starts: asbestos-containing materials in sheeting, eaves, flooring and insulation are common in pre-1990 houses, and the structural wall configuration doesn't always match what the plans show. Patrick identifies this at the site assessment stage, before the quotation is prepared, so the scope reflects the actual building rather than an assumption about it.
Coastal Conditions & Material Selection
The coastal environment here affects how materials perform over time. Salt air accelerates corrosion in metals and degrades some cladding products faster than it would inland. Selection matters most on external work: decks, windows, doors, roofing and cladding. We'll talk you through the appropriate options at the design stage rather than leaving it to chance.
Council Approvals in the Port Macquarie-Hastings LGA
Structural renovations, second-storey additions and significant alterations in the Port Macquarie-Hastings LGA generally need either a Development Application lodged with council or a Complying Development Certificate through a private certifier. Which pathway applies depends on the zoning, the existing structure and the scope of works. We assess it at the site visit stage and manage the submission and coordination from there.

Renovation FAQs
How long does a home renovation take?
Most major renovations run three to nine months once construction begins, depending on the scope and complexity. We give you a timeline estimate after the site visit, before the quote is prepared. Council approval through a DA or CDC sits outside that and happens before construction starts.
What is the difference between a fixed-price and a cost-plus renovation contract?
A fixed-price contract sets the price before work begins, based on a fully documented scope with written inclusions and exclusions. A cost-plus arrangement charges actual costs plus an agreed margin as the work proceeds. The difference matters because the two structures put the financial risk in very different places. We work on fixed-price contracts wherever the scope allows.
How are unexpected issues like asbestos or structural damage handled?
We identify these at the site assessment stage before the quote is prepared wherever possible. If something is uncovered during demolition, we assess it straight away and talk you through the recommended solution before any additional work goes ahead. Because the scope is documented before work starts, a genuine change gets discussed openly rather than turning up as a surprise charge.
Do I need council approval for my renovation?
It depends on the scope. Structural renovations and second-storey additions often need a Development Application through council, while some works qualify for a Complying Development Certificate, which is a faster pathway. We assess which one applies at the site visit stage and manage the process as part of the project.
Can PK4 work with my architect or designer?
Yes. We work regularly with clients' own architects and designers, including architects based in Sydney. If you don't have plans yet, our in-house draftsmen and designers can pick it up at any stage.
Do you help with colours, tiles and finishes?
Yes, and it's complimentary. Once your contract is signed, you're welcome to sit down with Kristy and our suppliers to work through colours, tiles, tapware and finishes. It's the same support we offer on a new home build, and it keeps the renovation moving because the selections are settled before construction starts.
How much does a home renovation cost in Port Macquarie?
The cost of home renovations in Port Macquarie comes down to the scope, the structural complexity, and the materials and finishes you choose. We give you a free, detailed written quotation after a site visit, with the inclusions and exclusions set out clearly, because a number quoted without seeing the house isn't a figure you could rely on.
How does the payment structure work?
Payments are made at agreed construction milestones, set out in the contract before work begins. That ties what you pay to actual progress rather than front-loading the project.
Will the renovated sections match my existing home?
Yes. Brickwork, rooflines, cladding, flooring, cornices, architraves, window styles and external finishes all get reviewed at the design stage, so the new work blends with the existing house instead of looking like an obvious addition. Careful planning here is what avoids the mismatched look you see on poorly planned renovations.
Does PK4 renovate older or heritage homes?
Yes. We work on older and heritage homes, including structural assessments, asbestos identification and management, and matching materials and finishes to the period of the house.
Can PK4 manage smaller renovation works, not just whole-home projects?
Yes. We quote renovations in Port Macquarie of any size, and we'd rather assess the work and tell you honestly if it isn't the right fit than not be asked at all. Call Patrick directly on 0428 757 886 or email info@pk4projects.com.
